ERCOT's Winter Weather Readiness Resources
The Fire Marshal’s Office will not authorize nor support draining any operable fire protection system. Please be aware you may be assuming all responsibility for any damages and/or injuries that may occur if you opt to take an approved and functioning fire protection system out-of-service. We recommend making sure the risers have proper heaters and insulation and to seek guidance from your vendor for proper care of your fire systems.
If you find yourself with an out-of-service fire protection system, you will need to follow the required Fire Watch guidelines in order to provide early alerting of your residents and early notification of the proper responding fire department.

Proactively communicate with residents on how to prepare:
- Bring pets indoors
- Protect outdoor plants
- Drip indoor faucets
- Wrap exposed outdoor pipes
- Call 311 for debris blocking roads or other non-life-threatening concerns.
- Call 911 if you or others are in immediate danger.
If a major issue affects your property and may impact resident quality of life:
- Create an action plan for repairs.
- Contact Austin Code to inform them, avoid potential violations, and receive assistance with permitting if needed.
By taking these steps, you can help minimize the impact of severe weather events and ensure the safety and well-being of your residents and team.
