How are my membership dues calculated?

Using one of the formulas below, you can calculate your AAA membership dues based on the total unit count of the management company or managing owner.

Total Unit Count: 0-10 units = $250 flat fee
Total Unit Count: 11-2,000 units = $300 base fee + $2.10 per unit
Total Unit Count: 2,001 - 10,000 units = $300 base fee + $1.60 per unit
Total Unit Count: 10,000+ units = $300 base fee + $1.40 per unit

If you joined midway into the year, you receive a prorated invoice for your second year. Calculate the above number, divide by 12 to get a monthly total, and multiply by the remaining months from the month you joined.

How long is my membership valid?

Your membership runs on a calendar renewal cycle (January 1-December 31). If you joined partially into 2023, your 2024 dues are prorated based on the date you joined.

Pro Tip: Anyone who works at your company has member benefits and can participate in events and networking opportunities!

Can AAA send individual invoices to each property in my portfolio?

No, AAA cannot separate dues into multiple invoices by property. Per the bylaws of the association, the management company or managing owner is the member. The company is invoiced one (1) time for all properties under that management company, which cannot be separated into multiple invoices by property.

Some management companies opt to pay for the $300 base fee and let the properties pay for their fair share listed on the invoice. Check with your company to see how the base fee is allocated.

How do I view the breakdown of properties I am being invoiced for?

How can I figure out how much my properties should pay including the base fee?

The easiest way to figure out a property's fair share of membership dues is to calculate the per-unit cost and multiply it by the property's unit count.

Total Dues Amount / Total unit count = Per Unit Cost
Per Unit Cost x Property Unit Count = Fair Share of Membership Dues

Example:
ABC Management Company manages a total of 1,000 units.

One Apartments (500 units)
Two Apartments (300 units)
Three Apartments (200 units)

Total Annual Membership fees = $2,400
Per Unit Cost (breaking the base fee between units) = $2.40 ($2,400 dues / 1,000 ABC Mgmt Co total units)
One Apartments Dues = $1,200 ($2.40 per unit X 500 One Apts property unit count)

Can AAA accept multiple checks for one (1) invoice?

Yes, AAA can accept multiple checks from multiple properties for the dues invoice.  Make sure to include the invoice number when submitting payment.

What else do I receive with my membership?
