The Officers of the Board shall consist of a President, President-elect, Secretary/Treasurer, Vice President, and two Vice Presidents at Large. The positions of President, President-elect and Secretary/Treasurer shall be occupied by Owner/Management Company, Combined, or their Associate members who derive a significant income from owning or managing rental housing, who primary business is the ownership or management of rental housing, and who are in the position to make financial and time commitments for their companies. The position of Vice President shall automatically be occupied by the chair of the Products and Services Council for that year, as well as serve as a member of the Board of Directors that year. A qualification for election to the office of President is to have previously served as Chair or Vice-Chair of the Legislative Committee.

Gus Villegas, Merge Management
In 1998 I was lucky enough to have entered the multi-family industry completely by accident while attending the University of Texas. While signing the lease contract for one of my first apartment homes in Austin, an older gentleman who spoke no English came into the office to inquire about housing. I offered to assist and after convincing the gentleman to lease there with some minimal input from the leasing staff, the Community Manager stepped out of her office and offered me a part-time job on the spot. I declined the position until I heard that I would get a housing discount and within a matter of seconds, I went from uninterested teenager to giddy school girl as I envisioned the happiness that an extra $150 would bring me each month.
Joking aside, I initially never envisioned a career in property management; nearly 17 years later it’s difficult to fathom doing anything else. I’ve been lucky enough to work for great role models within this industry, currently and in the past, as well as lucky enough to work alongside great role models within the Austin Apartment Association. Any success that I experience in this industry can be directly attributed to these individuals and I have no doubt that I will continue to seek their words of wisdom whenever possible.
Terri Needham, CAS, P.S. Landscapes, Inc.
Terri is a true “Austinite” born and raised. She is currently the Operations Manager for P.S. Landscapes, Inc. and has been in the construction industry for the last 16 years. Terri introduced herself to the multi-family industry by calling the Austin Apartment Association in 2010 to see if her company could become a member. And as they say, the rest is history.
Terri has served on the Products & Services Council since 2011and is the current PSC Chair. She was elected to serve on the Board of Directors, graduated from the Lyceum Program and has Chaired the Membership Committee for the last three years. Without a doubt Terri is most proud of being elected to serve as your 2015-2016 Vice President and encourages everyone in the industry to “JUST SHOW UP” and get involved!
Theresa Ebner, CAM, CAPS, CPM, LDG Development
Theresa Ebner CAM, CAPS, CPM, has been in the multifamily industry for over 25 years and currently the Texas Director of Asset Management with LDG Development. Her portfolio is comprised of over 2,600 units located in Austin, Houston, Dallas and Wichita, Kansas. She began working in the business as a weekend leasing consultant while attending college pursuing a degree in education. After attending training classes, Theresa realized the importance of industry training and she loved working in the apartment industry, therefore changed her career path in college. After college graduation, she continued on in the business and was given valuable advice by a supervisor who suggested she obtain her CAM designation. This one class opened so many doors of opportunity and helped her realized how important the apartment association was to this industry and the success of her career. Because of her passion to teach others, she began teaching designation classes and becoming active in the education committee where she has tri-chaired the committee multiple years. Currently, she is a tri-chair for Legislative Committee and has been a very active member for the last eight years. She saw firsthand how various government offices really want to hear the voices of their constituents and those voices really do make a difference. She has served on several other committees at the local level. A big honor in 2013-2014 was when she chaired the Affordable Housing Committee for the Texas Apartment Association and was appointed as an alternate Legislative Committee Member with a two year term.
Over the last 25 years Theresa has held various roles where she began as a Leasing Consultant and moved up through the ranks holding various positions from Community Manager, Director of Sales and Marketing and Regional Manager. She has had the great honor of working for different companies who valued the importance of education and understanding the return on investment education gives the company and the employee satisfaction it provides.
Theresa encourages everyone to get involved by attending multiple committee meetings to find the one that fits you. She is excited and honored to be serving the association as President-elect this year.
Dwayne Stewart, Churchill Forge Properties
Dwayne Stewart has been a Regional Property Supervisor with Churchill Forge Properties since 2005. Dwayne got his start in the industry in 1986 after inquiring if a part-time position was available at the community where he leased his first apartment. Dwayne says, "As it turned out, the property manager had just been informed that she not only needed to hire a new assistant manager, but she was also going to be switching from manual accounting/leasing to having a computer in the office.” He says, “The manager was both excited and frightened at the prospect of getting a computer (this was a big deal at the time) and my computer experience at Exxon got me an interview for the Assistant Manager position. As luck would have it, I was offered the position, gave notice to Exxon and started my career in the multi-family industry."
Since that time, he held positions as Assistant Property Manager, Leasing, Property Manager, Area Manager, Assistant Vice-President, and Regional Property Manager. He has worked Houston, Dallas, Midland, El Paso, Lubbock, Las Cruces, and Austin markets. Dwayne's experience includes market properties, tax credit, bond, renovations, and lease ups. Dwayne has served on the Austin Apartment Association Legislative Committee since 2005 and on the AAA Board of Directors since 2006. He co-chaired the Legislative Committee in 2014-2015.

Joy Lamb, CPM, Capstone Real Estate Services, Inc.
Joy Lamb, CPM® has been associated with the management industry since 1983. She has supervised a wide variety of property types in both Austin and San Antonio since the early 1990s, including the lease-up of 30+ new properties totaling 3,000+ units. Her extensive experience extends to new construction lease-ups, affordable housing, conventional and by-the-bed student housing, age-restricted seniors, mid/high-rise facilities, mixed-used developments, and more. Ms. Lamb is active in industry organizations such as the Institute of Real Estate Management (IREM) and the Apartment Association in several cities. In the past she served as the Secretary, Treasurer, VP at Large, and President of the Austin Apartment Association. She has also served as a delegate to both the Texas and National Apartment Associations, and currently serves as committee chairman of Commercial Real Estate Women (CREW).

Renee Zahn, CAM, NALP, ARM, Greystar
Renee Zahn is a Senior Regional Property Manager with Greystar. She has been with Greystar for over thirteen years and currently oversees seven communities encompassing 1,620 residential units and 75,480 square feet of retail. Renee has held various on-site positions including Leasing Professional, Assistant Manager, Community Manager, and part-time Make Ready Specialist (walking those occasional move-ins on Friday afternoons that still needed some love). Her more recent accomplishments include a broad range of renovation, market rate, tax credit, lease up, and retail expertise, with regional experience in Texas markets such as Austin, San Antonio, New Braunfels, San Marcos, and Midland.
Renee got her start in residential property management after being lured by AAA’s own, Gus Villegas. Having just graduated from the University of Texas and still waiting tables and bartending at Chili’s, Gus talked Renee into applying for a position. Renee says, “I needed a skill listed on my resume other than making great margaritas. On career day in college, I certainly didn’t write down that my dream was to be an apartment manager, but now I can’t imagine doing anything else. What makes our job so fun is the people we work with and the fact that no day is ever the same.”
Renee has served on the Austin Apartment Association Legislative Committee, Supervisors Council, Education Committee, and most recently the Board of Directors for two years. Understanding the value of continuing education, Renee has achieved her NALP and CAM designations with the National Apartment Association, and has earned her ARM designation and CPM candidacy with IREM.

Robbie Robinson, CAM, CAPS, ARM, IMT Residential
Robbie is the Regional Manager with IMT Residential for the Austin area overseeing more than 4000 units. She grew up in the apartment industry, starting as a teenager with her mom and grandmother on weekends. She accepted her first full time position in the industry as a leasing agent with Littlefield Real Estate 20 years ago. From there, Robbie has energetically excelled at each position she has held within our industry. She has achieved various positions, including Director of Human Resources & Training. She attended an Education Committee meeting early in her career, at which time she recognized the value in her earning her CAM® and CAPS® designations. Robbie also has obtained her ARM® designation through IREM. Robbie was elected to the Board of Directors five years ago, and has served as a Tri-Chair for the Legislative Committee. She has enjoyed teaching designation courses, serving on the Austin Supervisors Council and the Education and Legislative committees. Robbie’s family is her pride and joy, including her husband Brett, son Garrett and daughter Chelsea.
